Brookhaven Village Property Management
Brookhaven Village is the walkable core that has grown along Dresden Drive beside the Brookhaven/Oglethorpe MARTA station — low-rise mixed-use infill with restaurants at street level and apartments above, replacing older strip retail. It is the densest, most pedestrian part of the city and the part a tenant without a car can actually live in.

Why STR Works Here
What Drives Demand in Brookhaven Village
Brookhaven Village has specific, identifiable demand drivers that generate consistent short-term rental occupancy. Understanding these is the foundation of smart local management.
Brookhaven Village: The Walkable Part of Brookhaven
Brookhaven Village is what has grown up along Dresden Drive just east of the Brookhaven/Oglethorpe MARTA station — a low-rise, mixed-use main street replacing what used to be strip retail. Village Place Brookhaven at 1418 Dresden Drive and Parkside on Dresden at 1350 Dresden Drive are the named examples: shops and restaurants at ground level, apartments and townhomes above.
Why It Lets Well
Transit and food, in that order. The MARTA station has been on the Gold Line since December 1984 and gives this district something almost nothing else in Brookhaven has: a tenant can genuinely live here without a car. Dresden Drive supplies the evening reason to stay. The city’s own comprehensive plan frames the Village as the commercial node serving the Ashford Park and Drew Valley neighbourhoods around it, which is precisely why the walk-to-everything proposition holds.
Who Rents Here
The employment behind it is substantial for a city this size. Children’s Healthcare of Atlanta employs 3,090 people in Brookhaven, AT&T Services 1,979 and AT&T Mobility Services 1,064 — over 6,100 jobs across three employers, all placing staff on assignments measured in months. Oglethorpe University, roughly a mile north, adds visiting academics and families on a separate calendar.
What the Permit Rules Allow
Brookhaven permits short-term rentals, but Section 27-629(3) confines them to owner-occupiers who have owned the property for more than a year and hold a DeKalb County homestead exemption, bars business entities entirely, allows one permit per owner, caps letting at 180 days a year, and limits permits to five percent of residential parcels per council district. For an investor that is a closed door. For someone letting their own home part of the year it is workable and cheap at $25 annually.
How We Manage It
For most owners here the answer is a furnished thirty-day-plus let or a long-term lease, positioned on the station and the street rather than on square footage. We check permit eligibility honestly before anything else, price against genuinely comparable stock, and hold turnovers to a standard that keeps a walkable district’s word-of-mouth working for you.

Common Questions
Brookhaven Village STR Management — FAQs
Can I get a short-term rental permit in Brookhaven Village?
Yes, but the terms rule most owners out. Under Section 27-629(3), adopted 23 April 2019, applicants “shall be limited to owner-occupiers who have owned the subject property for more than a year” and must show a current DeKalb County homestead exemption. A permit “shall not be issued to any business entity,” including partnerships, LLCs and family trusts. One permit per owner, a 180-day annual cap, a $25 yearly fee, renewal refused after two code citations in a year, and a cap of five percent of the residential parcels in each city council district. It is a rule for letting the home you live in. If the property is not your primary residence, the route is a long-term lease or a furnished 30-day-plus let.
Is the MARTA station a real selling point?
It is the selling point. The Brookhaven/Oglethorpe station has been on the Gold Line since December 1984 and is what separates this district from every other part of the city. A relocating employee at AT&T or a clinician at Children's Healthcare can live here for six months without hiring a car, and that removes a genuine cost and hassle from their side of the decision. We lead with it in the listing because it converts.
What is being built here?
Low-rise mixed-use infill replacing older strip retail — Village Place Brookhaven at 1418 Dresden Drive and Parkside on Dresden at 1350 Dresden Drive are the named examples, combining ground-floor retail with apartments and townhomes above. The city's own comprehensive plan describes the Village as the commercial node serving the Ashford Park and Drew Valley neighbourhoods next door, so the growth is deliberate rather than speculative.
Furnished or long-term in the Village?
Both work, and the split is unusually even here. The car-free proposition sells a furnished thirty-day-plus let to relocating professionals and clinicians very effectively. But the restaurant row and the station also make this a place people simply want to live, which supports a strong twelve-month rent with low turnover. We model both for the specific address rather than assuming.
