- Monthly minimum fee
- Cleaning coordination markup
- Restocking or supply handling fee
- Photography or listing creation fee
- Platform or distribution fee
- Owner personal-use blocking fee
- Early cancellation penalty
Our commitments to you
We put our money where our management is.
We're confident in our work — and we want you to be too. Here's what we put in writing.
6-month happiness guarantee
We're not satisfied unless you are. If our management isn't delivering in the first six months, we'll make it right — because our reputation is only as good as your results.
No long-term contract
We earn your business month by month, not by locking you in. Stay because the results are there — not because you're trapped.
No obligation. Just honest Atlanta data.
How we compare
Transparency is unusual in this industry. We think that's wrong.
Many national short-term rental management companies charge 25–35% or more of gross revenue — and that's before add-on fees for cleaning coordination, photography, or restocking. The full rate is often only revealed after you've had multiple conversations.
We've chosen the opposite approach: one transparent rate, disclosed on this page, before you ever fill out a form. What you see is what you pay.
| What to compare | ATLStay | Typical national manager |
|---|---|---|
| Fee disclosed upfront | Yes — on this page | Often requires a call |
| Cleaning coordination included | Yes | Sometimes extra |
| Photography included | Yes | Sometimes extra |
| Onboarding / setup fee | None | Often $150–$250 |
| Local Atlanta expertise | Full-time local team | Regional or national call center |
| Long-term contract required | No | Sometimes |

Pricing questions
Everything you want to know
Are there any hidden or upfront fees?
No. Our pricing is all-inclusive — from 10% of revenue, with no onboarding fees, no markup on cleaning, and no surprise line items.
What’s included in the management fee?
The full service — listing, photography, pricing, guest communication, cleaning coordination, maintenance, distribution, reviews, and reporting. There is no “basic vs. premium” tier game. You get everything.
When and how do I get paid?
Payouts are reliable and on a clear monthly schedule, with a simple statement showing exactly how your home performed. Total transparency, every month.
What if my home doesn’t perform?
We stand behind our work with a 6-month happiness guarantee. We’re aligned with you — we only earn when you earn.
Do you charge a setup or onboarding fee?
No. Getting started costs nothing. Your first month's management fee applies only after your first guest checks in. We earn when you earn — that's the whole model.
Is there a minimum number of bookings or minimum revenue?
No minimums. We manage homes we believe will perform, and we'll give you an honest assessment of your earning potential before you sign anything.
How do payouts work?
You receive a clean monthly statement with all booking revenue, our management fee clearly itemized, and your net payout. Disbursements are reliable and on a consistent schedule — no opaque deductions.
What if I want to cancel?
No long-term contract. We earn your business every month, not by locking you in. If you ever want to stop, we'll work through a professional transition so your guests and reviews are protected.
Why is your fee higher than some national platforms?
The companies charging less often don't include physical operations — cleaning coordination, maintenance, restocking. You'd layer on those costs separately. Our 10% is genuinely all-in. Total cost is what matters, not the headline rate.
