Georgetown Property Management
Georgetown is Dunwoody's most self-contained residential identity — a large established area at the city's southern edge, bounded by Chamblee Dunwoody Road, Cotillion Drive, Peachford Road and Brook Run Park, inside a 368-acre area the city has been actively planning for. It is neither Perimeter's density nor the Village's retail row, and it lets almost entirely to households.

Why STR Works Here
What Drives Demand in Georgetown
Georgetown has specific, identifiable demand drivers that generate consistent short-term rental occupancy. Understanding these is the foundation of smart local management.
Georgetown: Dunwoody’s Largest Residential Quarter
Georgetown occupies the southern edge of Dunwoody, bounded by Chamblee Dunwoody Road to the west, Cotillion Drive to the south, Peachford Road to the east and Brook Run Park to the north. The city’s own planning work treats a 368-acre Georgetown and North Shallowford area as a single study zone mixing commercial, residential and institutional uses.
What Makes It Different
Where Perimeter Center is towers and Dunwoody Village is a retail crossroads, Georgetown is simply where a large number of people live. Lot sizes and house eras vary across it, the resident community is active, and the recreation anchors — Brook Run Park along the northern edge and the Georgetown Recreation Center within it — do the work that a commercial district does elsewhere.
Who Rents Here
Families and settled households, overwhelmingly. The letting proposition is space, park access and an easy run to I-285, and the tenants who respond to that are the ones who renew. A smaller furnished market runs alongside it, fed by Peachford Hospital on Peachford Road, which employs 338 people and generates the usual mix of contract clinical staff and visiting families, and by Perimeter Center’s much larger payroll a short drive north — InterContinental Hotels Group alone at 2,511.
The Rule That Applies
As everywhere in the city, short-term rentals are not permitted. Dunwoody stated it plainly in the council packet for its January 2022 Chapter 27 amendment, which also created a Party House use and banned it in residential districts city-wide, allowing it only by special administrative permit in certain non-residential districts for a maximum of 48 hours. There is no registration to complete. A furnished thirty-day-plus let and a conventional lease are the lawful routes, and both suit this area well.
How We Manage It
Most Georgetown properties are twelve-month lettings and should be, with a tenant screened against a written income standard and a photographed move-in condition report on file from day one. Where a house sits close enough to Peachford or to the Perimeter employers to justify it, we will price a furnished option alongside and let the numbers decide.

Common Questions
Georgetown STR Management — FAQs
Can I let a Georgetown property short-term?
No, and there is no permit to apply for. The City of Dunwoody stated it plainly in the council packet for its January 2022 Chapter 27 amendment: “Short-term rentals of residential properties are not allowed in the City of Dunwoody.” The same amendment created a Party House use and banned it in residential districts city-wide, allowing it only by special administrative permit in certain non-residential districts, capped at 48 hours and non-renewable. What does work in Dunwoody is the 30-day-plus market — furnished corporate stays and long-term leases — and the corporate demand here is unusually deep for a suburb of this size.
What is the tenant profile in Georgetown?
Established households. This is one of Dunwoody's largest residential areas by extent — the city's planning work covers a defined 368-acre Georgetown and North Shallowford study area — with mixed lot sizes and home eras and an active resident community. Tenants come for the space, Brook Run Park and the I-285 access, and they tend to stay. It is a twelve-month market first and a furnished market second.
Is Georgetown changing?
The city thinks so. Dunwoody engaged planning consultants for a Georgetown Small Area Plan in 2026, following an earlier Georgetown Master Plan, which is a reasonable signal that this is where the city expects the next round of change. For an owner that is worth watching rather than acting on — a small area plan shapes what can be built over years, not months.
Does Peachford Hospital generate furnished demand?
Some, and it is worth pricing for. Peachford Hospital on Peachford Road employs 338 people and, like any hospital, runs on a mix of permanent staff, contract cover and visiting families. A furnished house within a few minutes of the campus has a genuine market for stays of a month or more. It is smaller than the Perimeter Center corporate segment, but it is steadier through the year.
