Perimeter Center: An Edge City Inside a Suburb
Perimeter Center does not look like the rest of Dunwoody and does not behave like it either. Office towers and high-rise residential cluster around Perimeter Mall at the intersection of I-285 and GA-400, served by their own MARTA rail station. Everywhere else in Dunwoody is single-family; this is the exception, and it is where the city’s letting demand concentrates.
The Employers Behind the Demand
The City of Dunwoody’s annual financial report for the year ended 31 December 2024 lists InterContinental Hotels Group first among the city’s employers at 2,511 people, based at its Americas headquarters on Three Ravinia Drive. Hapag-Lloyd America follows at 763, the DeKalb County School District at 629, T-Mobile at 509 and Peachford Hospital at 338. Perimeter Mall LLC is separately the city’s largest property taxpayer, at just under $160 million of assessed value — about 4.25 percent of the entire city.
That is a hospitality multinational, a global shipping line, a telecoms operator and a hospital inside one district. Each of them relocates people, and each of them does it on a timescale measured in months.
What You Can and Cannot Do Here
Dunwoody does not permit short-term rentals. The city said so directly in the council packet for its January 2022 Chapter 27 amendment — “Short-term rentals of residential properties are not allowed in the City of Dunwoody” — and that same amendment created a Party House use and banned it in residential districts city-wide. There is no registration process to complete, because there is nothing to register.
This matters less than it sounds. Perimeter Center’s demand was never nightly. It is corporate, clinical and relocation demand, and it is served by exactly the products the code does permit: a furnished let of thirty days or more, or a straightforward lease.

Can I run a short-term rental in Perimeter Center?
No, and there is no permit to apply for. The City of Dunwoody stated it plainly in the council packet for its January 2022 Chapter 27 amendment: “Short-term rentals of residential properties are not allowed in the City of Dunwoody.” The same amendment created a Party House use and banned it in residential districts city-wide, allowing it only by special administrative permit in certain non-residential districts, capped at 48 hours and non-renewable. What does work in Dunwoody is the 30-day-plus market — furnished corporate stays and long-term leases — and the corporate demand here is unusually deep for a suburb of this size.
Who rents furnished housing here?
People placed by an employer. IHG's Americas headquarters at Three Ravinia Drive employs 2,511 people and is the largest employer in the city; Hapag-Lloyd America adds 763 and T-Mobile 509. Those are the kinds of businesses that bring someone in for a systems migration, a training cohort or a six-month secondment. Peachford Hospital adds clinical staff and visiting families on a different rhythm. All of them want a defined monthly figure and an invoice their finance team can process.
Does the MARTA station really matter to a tenant?
More than almost any other amenity in this district. Dunwoody station is on the Red Line and reaches Hartsfield-Jackson directly for most of the day, which means a relocating employee can arrive, live and commute without hiring a car. For an international transferee — and IHG generates plenty — that is often the deciding factor between two otherwise identical properties.
High-rise or house — which lets better here?
They serve different tenants and both work. The towers around Perimeter Mall suit the single transferee or the couple on a six-month posting and compete on amenity and walkability. A house in the surrounding streets suits the family relocating with children and competes on space. The mistake is pricing one against the other; we price each against its real comparable set.
