This is the working end of Lake Lanier. Aqualand Marina at 6800 Lights Ferry Road is marketed by its operator as the largest inland marina in the country; Port Royale at 8800 Port Royale Drive runs more than 700 slips a few coves over; Gainesville Marina at 2145 Dawsonville Highway is the northernmost public marina on the lake. Together they make this the biggest concentration of slips anywhere on Lanier.
The Second Season Nobody Prices For
Clarks Bridge Park hosted rowing and canoe/kayak at the 1996 Olympics and is the only Georgia venue from those Games still used for its original sport. It still runs regattas, and a new boathouse opened there in March 2024. Competitive rowing brings crews, coaches and families for several nights at a stretch, booked well ahead, in spring and autumn — precisely when a lake property priced purely for summer boating sits empty. Bass tournaments with marina weigh-ins do something similar.
Two Rules, and They Are Not the Same Rule
Unincorporated Hall County is the most workable jurisdiction on the lake: Chapter 5.100 permits short-term rentals in all residential districts, defines the stay as two to thirty consecutive nights, and asks for a business licence per property, a 24-hour local contact who responds within an hour, and occupancy of two per bedroom plus three.
Inside the City of Gainesville the position reverses. The city’s own code, amended 16 December 2025, defines a short term rental as lodging of not more than 15 days and permits it only in office, business and industrial districts — not in its core residential zones. Two houses a mile apart can therefore sit on opposite sides of that line.
And the Dock
Corps of Engineers permits run with ownership rather than occupancy, cannot be held by a tenant, cannot have their moorage sublet, and go void on sale or transfer. The Corps capped private dock permits at 10,615 lakewide. Buy the dock with the house.

What are the short-term rental rules on this side of the lake?
Hall County holds the largest share of Lanier shoreline and its rule is the most workable on the lake, but it governs only unincorporated Hall — not inside Gainesville or Flowery Branch city limits. Chapter 5.100 of the county code permits short-term rentals in all residential zoning districts, defines the stay as two to thirty consecutive nights, and requires a business licence per property running to 31 December each year. A local contact aged 21 or over must be reachable around the clock and respond within one hour of notice of a violation. Occupancy is two guests per bedroom plus three per property, capped at fifteen where a house has more than six bedrooms unless it meets full life-safety code. Whole-house letting carries no owner-occupancy requirement; renting only part of the house does require the owner to live there. Advertising the property as an event venue is prohibited outright. Penalties escalate $500, $1,000, then $2,000 with the licence revoked for 24 months.
Does it matter whether I am inside Gainesville city limits?
Enormously, and this is the single most important thing to check here. The City of Gainesville has its own rule, and it is far stricter than the county's. Its Unified Land Development Code, last amended 16 December 2025, defines a short term rental as overnight lodging for a period of not more than 15 days — explicitly naming Airbnb and Vrbo — and permits that use only in the R-O, N-B, C-B, R-B, G-B, L-I and H-I districts. Those are office, business and industrial zones. It is not a permitted use in the city's core residential districts. So a lakefront house inside the city limits and one a mile away in unincorporated Hall County can be in completely different positions. We check the parcel, not the postal address.
Can I add a dock?
This is the question owners get wrong most often, and the Corps of Engineers answers it plainly in its own Shoreline Management Plan. A dock permit runs with ownership, not occupancy: “Permits are not issued for speculative purposes, enhancement of private property or to persons renting private property. The permittee must be the primary user and owner of facilities permitted.” A tenant cannot hold one. Separately, “permittees may not rent out moorage space on private docks” — you cannot sublet the slip as a business. And “permits are non-transferable. They become null and void upon sale or transfer,” so a buyer applies afresh through the Corps rather than inheriting the seller's. None of that stops you renting out a house that already has a permitted dock. It does mean the dock is not a thing you can bolt on later: the Corps set a lakewide cap of 10,615 private dock permits and stated that once reached no new requests would be accepted. Buy the dock with the house or plan without one.
Is the Olympic connection actually worth anything commercially?
More than people expect, because it produces demand on dates the leisure market does not. Clarks Bridge is the only 1996 Olympic venue in Georgia still used for its original sport, it still hosts regattas, and a new boathouse opened there in March 2024. Rowing and paddling events bring competitors, coaches and families who need several nights and book well in advance, and they do it in spring and autumn when the pontoon crowd has gone home. For a property near Clarks Bridge that is a genuine second season.
