Lanier Islands is not a town and not a neighbourhood. It is a former chain of islands — a connected peninsula since the lake was impounded — held on lease from the US Army Corps of Engineers and run as one integrated resort under the Margaritaville brand. The Corps’ own Shoreline Management Plan names the Lanier Islands complex as one of only eleven sites on the entire lake authorised for commercial activity.

What That Means for an Owner

The lodging inside the resort is the resort’s: hotel rooms, waterfront cabins, glamping tents and RV pitches at Camp Margaritaville. There is no meaningful private short-term rental inventory on the leased land itself. The opportunity is on genuinely private shoreline nearby, letting into demand this end of the lake creates rather than competing with the resort’s own rooms.

The Demand It Creates

Wild Waves Water Park, billed as home to Georgia’s largest wave pool, brings day-trippers up from Atlanta who regularly decide to stay. Lanier Islands Beach offers roughly half a mile of sand swim beach, which is genuinely unusual on a reservoir and matters enormously to families with young children. The Peachtree Pointe Amphitheater runs a summer concert series, the resort programmes three nights of fireworks around the Fourth of July, and the lodge takes weddings and conferences that spill beyond its own capacity.

The Two Rules That Decide Everything

First, the dock. A Corps permit runs with ownership and not occupancy, cannot be held by someone renting the property, cannot have its moorage sublet, and becomes void on sale or transfer. With a lakewide cap of 10,615 permits set in the Corps’ plan, a dock is something you buy with the house or plan without.

Second, the county. This shoreline is Forsyth County, whose ordinance is reported to confine short-term rentals to agricultural and agricultural-residential zoning with a conditional use permit — a materially stricter position than Hall County across the water. We could not read Forsyth’s ordinance directly and say so plainly; it is the first thing we confirm on a specific address.

Can I put a dock on a Lanier Islands property?

This is the question owners get wrong most often, and the Corps of Engineers answers it plainly in its own Shoreline Management Plan. A dock permit runs with ownership, not occupancy: “Permits are not issued for speculative purposes, enhancement of private property or to persons renting private property. The permittee must be the primary user and owner of facilities permitted.” A tenant cannot hold one. Separately, “permittees may not rent out moorage space on private docks” — you cannot sublet the slip as a business. And “permits are non-transferable. They become null and void upon sale or transfer,” so a buyer applies afresh through the Corps rather than inheriting the seller's. None of that stops you renting out a house that already has a permitted dock. It does mean the dock is not a thing you can bolt on later: the Corps set a lakewide cap of 10,615 private dock permits and stated that once reached no new requests would be accepted. Buy the dock with the house or plan without one.

Is Lanier Islands itself somewhere I could buy a rental?

Not really, and it is worth being clear about. Which county rules apply near Lanier Islands?

Forsyth County's, and they are reported to be the strictest on the lake. Local press reporting from 2021 describes Forsyth's Ordinance No. 129, adopted in May 2021 and amended that July, as confining short-term rentals to agricultural and agricultural-residential zoning and requiring a conditional use permit alongside a county licence. We were not able to read the county's ordinance text directly — Forsyth's own document links are dead and its code portal blocks automated access — so we treat that as strong reporting rather than something we have verified ourselves, and we confirm the position for a specific parcel with the county before anything is listed. This is genuinely one to check rather than assume.

What is the season like here?

Summer-dominated with real shoulder legs. The water park, the beach and the boating calendar concentrate demand from Memorial Day to Labor Day, the amphitheatre's summer concert series and the three-night Fourth of July programme create hard peaks inside that, and weddings and conferences at the lodge run further into the spring and autumn than a purely leisure lake market would. Flat pricing across that shape is the most common mistake we see.
