Alpharetta, GA

Why Alpharetta — and what it means for your property

Alpharetta has quietly become one of Georgia's most important technology hubs — and that corporate concentration, layered with Avalon's retail energy and a packed concert calendar at Ameris Bank Amphitheatre, makes it a genuinely strong year-round STR market.

Alpharetta sits in Fulton County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Alpharetta

  • Major tech and finance employers generate consistent weekday business-travel demand
  • Ameris Bank Amphitheatre concert season creates predictable summer rate spikes
  • Avalon mixed-use district draws retail, dining, and event visitors all year
  • Upscale residential stock supports premium nightly pricing
  • City of Alpharetta STR compliance guidance included

How long-term rental management works in Alpharetta

What Full-Service Management Actually Covers

Most owners reach us after managing a rental themselves for a while. It usually works fine — right up until a water heater fails on a Friday night, or a tenant goes quiet on the 8th of the month, or a renewal slips past and a below-market rent rolls forward for another year. The real cost of self-managing is rarely the money. It is the attention.

Full-service means we own the entire lifecycle. We assess what the property needs to lease well, photograph and market it, screen applicants against a written standard, prepare and execute a Georgia-compliant lease, complete a documented move-in inspection, collect the rent, handle maintenance, inspect on a schedule, account for every dollar, and negotiate the renewal before the lease runs out. When something goes wrong, we fix it and then tell you exactly what happened.

Screening Is the Decision That Sets Up the Next Two Years

Nearly every bad landlord story starts with a rushed approval. A vacant month feels expensive, so the first applicant with a pulse gets the keys. Twelve months later that decision has cost several times what the vacancy would have.

We screen every adult applicant the same way, every time: verified income measured against a written threshold, full credit review, rental history with prior landlords contacted directly rather than by emailed form, employment verification, and public-record review for prior evictions. The standard is written down before the property is ever listed. That matters for quality, and it matters for Fair Housing — criteria that shift depending on who is asking are exactly how owners end up in a complaint.

What long-term rental management looks like in Alpharetta specifically

An Alpharetta tenancy is a Fulton County matter the moment anything goes wrong, and Fulton is not a cheap or forgiving venue to learn in. A dispossessory is filed with the Fulton County Magistrate Court at 185 Central Avenue SW in Atlanta, and the cost is not one number: the court's own schedule lists $60.00 for the proceeding against a tenant holding over, $35.00 for Marshal service, $8.00 for each additional named defendant, and a further $75.00 for the writ of possession later in the process. Owners who budget "about seventy-five dollars for an eviction" have read one line of a four-line schedule.

The city has told owners, in writing, that it intends to hold the rental share down. Alpharetta's 2045 Comprehensive Plan, adopted on 22 June 2026, sets Housing Policy 2 as maintaining "a balance between owner-occupied and renter-occupied in Alpharetta such that at least 68% of the housing stock is owner-occupied," and commits the city to tracking Census data and updating its Rental Housing Study twice a year to watch it. Census figures for 2020-2024 already put owner-occupancy at 65.1% — 8,737 of 25,032 occupied homes are rented — so the policy target sits above where the market currently is. Median gross rent is $1,948. Read together, that is a city actively trying to constrain the supply an owner here is part of, which is a supply argument in the owner's favour and a planning-risk argument against.

Georgia's timings are tighter than most owners expect and they run against the landlord as often as for them. A tenant has seven days from actual service to answer, orally or in writing, and may raise any defence or counterclaim. In a nonpayment case the tenant can also stop the whole thing by tendering all rent owed plus costs within those seven days — a complete defence the landlord must accept, though only once per tenant in any twelve-month period. If judgment does come, the writ of possession takes effect seven days after it is entered and must be applied for execution within thirty days.

The deposit rules changed in 2024 and a lot of Alpharetta owners are still working to the old ones. The Safe at Home Act caps a residential security deposit at two months' rent, requires a three-day right to cure before a nonpayment filing, and requires the property to be fit for human habitation. Underneath that, the older law still stands: the deposit sits in an escrow account at a regulated institution, the tenant gets a written condition list before the deposit is tendered, the landlord inspects within three business days of the tenancy ending, and the deposit comes back inside thirty days with a written statement giving the exact reasons for anything withheld. Ordinary wear and tear can never be charged against it. Skip the move-in list and the move-out deduction is close to indefensible.

Alpharetta questions

Owning and renting in Alpharetta

Is Alpharetta a good market for extended-stay corporate rentals?

Yes, and it's one of the market characteristics that distinguishes Alpharetta from pure leisure markets. Consultants, project-based workers, and corporate transferees look for furnished rentals in Alpharetta regularly. A well-configured listing — home office setup, quality bedding, reliable internet, kitchen stocked for real cooking — can attract longer bookings that reduce turnover costs and provide more predictable income.

Can I still use my Alpharetta property for personal stays?

Yes, completely. You control your calendar. Block dates for personal use at any time and we manage bookings around those windows. No required minimums, no restrictions.

Does Alpharetta have short-term rental regulations?

Yes. Alpharetta has adopted its own short-term rental rules. Property owners are generally required to register with the city, meet safety standards, and comply with zoning requirements. Rules have evolved as the market has grown — we recommend checking current requirements with the City of Alpharetta Community Development department or contacting ATLStay for guidance. We track local compliance requirements across our entire service area.
