The city straddles Gwinnett and Hall, and Georgia law decides the venue by where the dirt is, not where the city is — O.C.G.A. §44-7-50 requires the dispossessory affidavit to be made before "a magistrate in the district where the land lies," and Gwinnett's own court restates it plainly: the action is filed in the county where the property is located. For the Gwinnett portion, which covers most of the city, that is the Magistrate Court of Gwinnett County at 75 Langley Drive in Lawrenceville — $60.00 to file plus $25.00 sheriff's service per defendant, so $85.00 for a single tenant, with a further $25.00 later to serve the writ. A Hall County address files instead at 225 Green Street SE in Gainesville. Establishing which county a parcel falls in belongs at the start of a placement, not at the point somebody needs to file.
Placement-only work stops where management begins: the property is marketed, shown, screened and let on a properly executed Georgia lease, then the keys go to the owner. That makes the paperwork the entire deliverable, because the owner will be the one living with it. The screening standard has to exist in writing before the listing goes live — verified income against a set threshold, prior landlords telephoned rather than emailed, employment confirmed, public-record review — and be applied identically to every adult applicant. Uniformity is simultaneously the fair-housing defence and the quality control.
The market itself is more owner-occupied than its growth reputation suggests. Census figures for 2020-2024 put 3,654 of Buford's 5,356 occupied homes in owners' hands — 68.2% — with 1,702 rented at a median gross rent of $1,357.
