Tenant Placement in Mableton, GA
Some owners genuinely want to manage their own rental — they just do not want to find the tenant. Tenant placement is a one-time, leasing-only service: we market the property, run the showings, screen every applicant against a written standard, execute a Georgia-compliant lease, and hand you a fully documented move-in. Then we step back.

Mableton, GA
Why Mableton — and what it means for your property
Mableton became Georgia's newest city in 2023, and with that incorporation comes renewed investment, a growing arts and cultural identity, and a Silver Comet Trail running straight through town — a combination that's reshaping its STR market in real time.
Mableton sits in Cobb County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

How tenant placement works in Mableton
Leasing-Only, For Owners Who Want to Stay Hands-On
Not every owner needs full management. If you live fifteen minutes away, already have a plumber and an HVAC guy you trust, and do not mind fielding a maintenance call, the ongoing management fee may not be buying you much.
What most self-managing owners are genuinely bad at is the front end. Pricing a vacancy correctly. Reaching the full renter pool instead of just whoever sees a Facebook post. Running showings without giving up every evening. And screening rigorously enough that the person you approve is still paying on time in month fourteen.
How the Placement Works
We start with the rent number, because everything downstream depends on it. We pull genuine comparables — leased, not just listed — and give you an asking rent with the evidence attached. If your expectation and the market disagree, you will hear that on day one rather than discover it after six weeks of silence.
Then the rent-ready conversation. We walk the property and give you a short punch list separated into what will move the rent, what will move the speed, and what is not worth doing. Paint and floors usually matter. A brand-new kitchen usually does not, at least not proportionally.
What tenant placement looks like in Mableton specifically
A leasing-only owner in Mableton needs one fact more than any market statistic: the city took over code enforcement. Cobb County announced that starting March 3, 2025, the City of Mableton assumed all zoning and code enforcement services within its city limits. Mableton's charter also covers business licensing, building permits, inspections, and zoning and planning, while police, fire, roads and schools stay with Cobb. If you self-manage after placement, the number your tenant calls about a property-maintenance issue is a Mableton number, not a Cobb County one.
That matters because Cobb's tenant housing-complaint process is limited to rental property in unincorporated Cobb, so it does not cover this address and never will. Whatever standard your property is held to is a city standard, and it is worth knowing which department you are dealing with before the first complaint rather than after it.
On the leasing side, Mableton is the largest city in Cobb County by its own account — a population of nearly 80,000 — which gives it real depth of applicant pool and real variety of competing inventory. We price against what has actually leased within that submarket rather than against Cobb-wide averages, because a city of this size contains several distinct rental markets and the county number describes none of them.
Want the whole property handled, not just tenant placement? Mableton property management covers short-term, long-term and everything between — one team, one point of contact.

Mableton questions
Owning and renting in Mableton
Can I block off dates for personal use?
Yes. You retain full calendar control and can block any dates for personal use at any time.
Are short-term rentals allowed in Mableton, GA?
This is genuinely unsettled, and we would rather say so than give you a confident answer we cannot stand behind. Mableton is now an incorporated city, and that matters because Cobb County's short-term rental ordinance — the one most guides point owners to — limits itself in its own applicability clause to “any owner of any property within the unincorporated areas of Cobb County.” On its face that does not reach an incorporated city. We could not find a Mableton short-term rental ordinance of its own, and we have not found a document confirming Mableton adopted Cobb's rules by reference the way it did the county's comprehensive plan. What the city has clearly done is act on rental housing conditions: in September 2025 the council approved a Safe and Healthy Housing Ordinance defining habitability — heating, electrical and water systems, structural damage and roof leaks, pest infestation, and mould remediated to EPA standards — enforced on a complaint-driven basis with power to cite, order corrective action and lien a non-compliant property. Before a Mableton property is listed we confirm the current position with the city directly rather than assuming the county rule applies. See our [Atlanta-area STR regulations guide](/resources/atlanta-short-term-rental-regulations/) for the wider picture.
What drives STR demand in Mableton?
Mableton's strongest demand anchor is the Mable House Barnes Amphitheatre, which hosts a spring-through-fall concert and event series. Concert nights drive short-notice bookings from attendees who prefer not to drive after a late show. The Silver Comet Trail's passage through the city adds a year-round outdoor recreation layer. Mableton's proximity to Atlanta via I-285 also supports business travel demand from the broader Cobb County corporate corridor.
