The Battery & Cumberland Property Management

The Battery Atlanta is a three-million-square-foot mixed-use district built around Truist Park, a 41,084-seat ballpark that opened in 2017 and hosted the 2025 MLB All-Star Game. It sits in unincorporated Cobb County rather than in Smyrna or Atlanta — but it is minutes from Smyrna's residential streets, and it is the single largest event-driven demand generator anywhere near the city.

Why STR Works Here

What Drives Demand in The Battery & Cumberland

The Battery & Cumberland has specific, identifiable demand drivers that generate consistent short-term rental occupancy. Understanding these is the foundation of smart local management.

Truist Park hosts 81 Atlanta Braves home games a season against a 41,084-seat capacity, plus any postseason, creating the most predictable demand calendar in Cobb County
The Coca-Cola Roxy, a 3,600-capacity concert venue on the site, adds show nights that fall outside the baseball schedule
Comcast's regional headquarters sits in One Ballpark Center, with further Class-A office space across the Ballpark Center towers
The 2025 MLB All-Star Game brought a district-wide capital programme of new screens, expanded restrooms, landscaping and walkways
Cumberland Mall and the I-75 and I-285 interchange make the district a business-travel base as well as an event one

The Battery and Cumberland: Cobb’s Event Engine

The Battery Atlanta opened in 2017 alongside Truist Park and functions less like a neighbourhood than a self-contained entertainment campus: three million square feet of retail, dining, offices, hotels and 531 residences wrapped around a 41,084-seat ballpark. In July 2025 it hosted the MLB All-Star Game.

The Boundary Nobody Expects

Truist Park’s postal address says Atlanta. Its actual jurisdiction, checked against the Census Bureau’s own place boundaries, is unincorporated Cobb County — not Atlanta, and not Smyrna. Smyrna’s residential streets begin a few minutes away, and the line between them is exactly where your regulatory position changes: Smyrna’s own ordinance on one side, Cobb County’s on the other, with different fees, caps and day limits.

What Drives the Demand

Baseball, first: 81 home games a season plus any postseason, against a 41,084-seat capacity. Then the Coca-Cola Roxy, a 3,600-capacity concert venue on the site, filling nights the ballpark does not. Then the offices — Comcast’s regional headquarters sits in One Ballpark Center — which produce weekday corporate demand on a completely different rhythm. Braves Development Co. added to that in 2025 by acquiring Pennant Park, six buildings across 34 acres at the I-75 and I-285 interchange.

How We Manage It

Pricing is the whole game here. A property near this district that charges a flat nightly rate across a calendar containing 81 home games, a concert schedule and the occasional All-Star Game is leaving money on the table every single week. We price to the calendar, and where the property sits inside Smyrna we build the 180-day cap on non-owner-occupied lettings into the plan from the start — including the fact that stays over 30 days do not count against it, which is often the difference between a compliant year and an awkward conversation in November.

Common Questions

The Battery & Cumberland STR Management — FAQs

Is The Battery actually in Smyrna?

No. We checked Truist Park's address against the Census Bureau's own place boundaries and it returns no incorporated-place match at all — it is unincorporated Cobb County, despite the Atlanta postal address on the stadium itself. That matters for your rulebook: a property inside Smyrna is governed by Smyrna's Chapter 22, Article XI ordinance, while one just outside the line falls under Cobb County's. They have different fees, different caps and different day limits, and the boundary here is close enough that the parcel record is the only reliable way to tell.

What do I need to let a Smyrna property near The Battery?

Yes, and the terms turn on whether you live there. Smyrna's ordinance, Chapter 22, Article XI, was approved unanimously by council on 17 May 2022. It requires a short-term rental licence and an occupational tax certificate, a code-compliance verification form, proof of ownership, a designated short-term rental agent, and a background check on the operator by Smyrna Police. Only one short-term rental unit is allowed per property, and a property already under an active long-term lease cannot run one alongside it. The decisive line is the day cap: a non-owner-occupied property is limited to 180 rental days a calendar year, while an owner-occupied one — proven by homestead exemption or sworn affidavit — has no cap at all. Stays longer than 30 days do not count toward the 180, which is why the furnished mid-term product matters so much here. Occupancy is capped at two people per bedroom plus three, and hard-surface on-property parking is required.

How much does the baseball calendar actually matter?

It is the most predictable demand pattern in the county: 81 home games a season against a 41,084-seat house, plus postseason, plus concerts at the 3,600-capacity Coca-Cola Roxy on non-game nights. One-off events go further still — the 2025 MLB All-Star Game drove a district-wide upgrade programme ahead of it. Flat pricing across that calendar leaves a great deal on the table, which is the single most common mistake we see on owner-managed properties here.

Is the district still growing?

Yes. Braves Development Co. acquired Pennant Park in 2025 — six office buildings across 34 acres at the I-75 and I-285 interchange — and 531 residences already sit inside the district, including Cortland at the Battery Atlanta at 900 Battery Avenue SE. More office and residential nearby means more corporate and relocation demand on the weekdays that baseball does not cover.
